Accepted Answer

Yes. Create an account, then open a Space for your deal and add your documents and numbers. Your CPA, agent, and lender can be invited into the Space with you.

Can I invite my CPA, agent, or lender to the deal?

Accepted Answer

Yes. From inside the Space, invite them by email — they get a one-tap link, accept it, and land on the same Space with role-scoped access (CPA / attorney / agent / lender / inspector).

Does Nela do the financial modeling for me?

Accepted Answer

No. Nela is intentionally not a calculator. Keep using your existing model (DealCheck, your CPA's spreadsheet, a custom workbook) and paste the headline numbers (purchase price, NOI, monthly cash flow, IRR) into the deal's snapshot. The workspace's job is to surround that snapshot with the documents, the deal team, the decisions, and the audit trail.

Does Nela tell me whether to buy a property?

No. Nela is a workspace, not an advisor. We organize the property facts, the documents, the team, and the decisions so you and your CPA can move quickly. We never recommend a purchase or grade the deal on your behalf.

What deal types does Nela support?

Accepted Answer

Six buying-side deal types: primary residence, residential investment (1-4 units), small multifamily, large multifamily, commercial, and 1031 exchange. Each deal type opens a Space with the right document checklist, role-based access defaults, and stage-aware next steps (e.g. 45-day ID milestones for 1031s).
